Real Estate Books
Best book I ever read -- "How I Turned $1,000 into
Five Million in Real Estate," by William Nickerson. Read it as a teenager
about 20 years ago, before all the "nothing down" guys appeared.
It was originally published in 1959 and was last published about 1980.
(So you need to multiply his RE prices by 10 for inflation.)
Your library may have it, and they come up on eBay pretty often. Was
selling for about $50, but recently even the paperbacks are fetching
over $100. Seen some 1st editions on the web for $500 to $1200.
Here are a few others I like --
"Rental Houses for the Small Investor" by Suzanne P. Thomas. She
likes to buy brand new single families and pay them off quickly with
adjustable loans. Not my style, but might try a couple.
"Secrets of a Millionaire Landlord" by Robert Shemin. Gives some
very good advice but he likes to buy in the slums and baby-sit his
tenants. He also wrote "Secrets of a Millionaire Real Estate
Investor". I skimmed over this second book in the store, but saw
nothing new. Just the same stuff everyone writes.
"The Complete Guide to Buying and Selling Apartment Buildings" by
Steve Berges. I like this a lot. It mirrors "How I Turned $1000 into
$5 million in RE". Same philosophy but more up to date.
"Flipping Properties" by William Bronchick, Robert Dahlstrom. Lots
of good info.

Here's a book I HATED --
"How to Buy and Manage Rental Properties" by Mike and Irene Milin.
This book had no right being in the bookstore. It was 20 years out
of date. They only buy houses with assignable FHA assumable loans
and go out of their way to terrorize prospective tenants. DO NOT
BUY THIS BOOK.
